The WV Real Estate Law Code Bible: What Happened to the Red Book

If you took a WV real estate class with us years ago, you probably remember the “Red Book.” If you’re enrolling now and heard an old student mention it, you might be wondering where it went. Short answer: it didn’t go anywhere. It grew up. The Red Book became the West Virginia Real Estate Law Code Bible, and it’s a lot more than a photocopy of the state law now.

What Was the “Red Book,” Anyway?

Back in 1993, if you wanted to study West Virginia’s actual real estate law code, you had two options: track down a copy from the WV Real Estate Commission yourself, or hope your school handed you something. Spruce started putting together a simple bound copy of the WVREC law code for our students so they’d have something WV-specific to study from, since the national textbooks used by most courses don’t cover a single word of it. Students started calling it the “Red Book,” and the name stuck for over 30 years.

The Red Book worked because it existed at all. But it was still just the raw legal text, formatted for reading, not really for understanding. Great reference. Rough study tool.

Why the State Portion of the WV Exam Trips People Up

Here’s something most people don’t realize until test day: the WV real estate exam has two parts, a national portion and a state portion, and the state portion is where most people who fail actually fail. National real estate exam content is the same everywhere, so there are hundreds of national prep resources built by huge companies. West Virginia’s specific licensing law?
