Perhaps. It’s a complicated answer unfortunately because it largely depends on if the other state accepts WV’s education requirements. Because those rules change all the time it’s easy to not know what another state’s law is and thus requires you to reach out to their commission and ask. From what I hear, most of the time the other state will have you take their state portion of the exam and not the national portion again. (That is if you had tested in WV and passed our national portion of the licensing exam.) This means that most of the time you would have to take a smaller test in the new state, and most of the time you wouldn’t have to take another class. THAT SAID, THAT CAN VARY and only their commission will be able to tell you with certainty how they handle people who hold a real estate license in West Virginia. The best-case scenario of this outcome is using Massachusetts as an example. Massachusetts currently accepts WV existing licensure as perfectly fine and doesn’t even require you to take another exam! Yay, Massachusetts!
Regardless of Massachusetts stance, you will need to call the real estate commission of the state you plan to move to and say, “Hi, I have an active real estate license in WV. What do I need to do in your state to be licensed there?”

If you hold an active license in another state (make note, I said active) most likely you just need to take the state portion (one of the two portions) of the real estate licensure test in WV. I say most likely because it depends on what your original states education was. If your states real estate commission honors our states rules by our real estate commission, then WV honors them the same. This sometimes requires a phone call or email to your original state’s licensure headquarters, the real estate commission, to ask them, “hey, do you accept WV’s real estate education requirements here?” If so, then WV is the same. Here is a link to a list of all the varying states real estate commissions which allows you to reach out to the appropriate one in your search for the best answer.
I wish I had a better answer for this besides reach out to the commissions, but the reality is state law changes often (in all 50 states) and these are the gatekeepers of this law. They know and my part of the answer is as correct as I can give.

It honestly affects very little to nothing for us common folk. It’s more behind the scenes stuff than anything that has an impact on you or I. PearsonVue is basically the same beast as PSI. You know how we all call pop tarts pop tarts regardless if they're made by Kellogg’s or not? It's one of those situations. PSI and PearsonVue, one in the same as far as the inner workings. They're both national testing facilities that ask questions on real estate concepts. You can see their specific handbook here https://spruceschool.link/testinghandbook . Go to page 17 of that handbook and you'll see their outline for testing is one in the same. That said, call it PearsonVue, or PSI, it's the same.

Yes, it is included. Mail has been really backed up at the USPS since COVID began. I’ve seen books taking up to two weeks in some cases. We ship them within 24 hours after enrollment so long as it isn’t a weekend or holiday in which we would mail on the next workday. So yes, you do have one on its way but unfortunately due to current events they’re just reaching everyone more slowly. Apologies.
I suggest starting as the first few units are easier and by the time it gets difficult the book should be there.

If the attorney is on the WV state bar, then they can bypass all requirements. All they need to do it sit for the State and National exams. The logic of this is a lawyer has already taken similar steps to learn the legal material that is in this licensing class.

No, there are multiple steps. Taking our class is a required step to becoming licensed but it is not the only step. We will guide you through all the steps. We have clear checklists of paperwork and instructional videos on how to file as well as fulfilling the required education that is approved by the West Virginia Real Estate Commission. In West Virginia you have to take 90 hours of approved education in order to qualify to test for license. We provide those 90 hours of education. After taking our class you would then test for licensure through Pearson Vue. Pearson Vue is who the West Virginia Real Estate Commission is contracted with to do the testing. You cannot simply take the real estate license test without taking approved education. We provide the approved education needed to test for licensure in WV.
The steps and estimated fees of going from unlicensed to licensed are:
1) Take our class for approved education requirement. $550 (no hidden fees and taxes are included. Literally $550)
2) Background check for application processing (Identogo) $96*
3) Apply to test for licensure. (Through the WVREC. We will show you how to apply) $25*
4) Test for licensure through Pearson Vue (Can be done from home or at a testing facility) $55 per portion and there are TWO portions to the testing (A state portion and a national portion) *
5) Activate license (WVREC) $75*
At this point you will be working under a broker and the brokers office fees will vary. Because every office is independently run we can’t begin to guess what these will be. I have seen brokers with very few fees and brokers who have a lot of fees. This can be because of advertising they pay for or a multitude of reasons that suit you or don’t suit you. You have the choice of what brokerage to work for based on your personal goals, budget, work style, advertising, so on. Because of these facts, to estimate brokerage fees is extremely hard to do. The basic fees are outlined above and is the most responsible estimate we can give. The 5 steps above are the expected fees of going from NOT licensed, to holding an active West Virginia Real Estate License. The 5 steps are an accurate estimate of costs to get you licensed.

Office fees of brokerages can vary widely and here’s why. The operating costs of running a business are determined by however that brokerage, or independent contractor chooses to run their business. For example, if you want to rent a billboard to put your face on to advertise that might cost a lot. If your broker wants to do that or advertise in huge magazines, they might pass the expenses on to their agents (which COULD benefit you as it is advertising). Some brokerages might not want to take that approach and might have less expensive office fees. We cannot know all these variables, but you have the right to work for whatever brokerage you choose that fits YOUR style of running a business. Shop around. You will find that brokerages want licensed agents because you inevitably help them make money. Who wouldn’t want that!? That said, finding a brokerage is rather easy. Switching a brokerage if you’re not happy with it is relatively easy as well. You can find a fit that works for your budget and your lifestyle based on your personal preferences. You are technically going to be making money for these brokerages and sometimes it takes money to make money. You can crunch some numbers and see what works for you, what does not, and where you end up wanting to work.

Read slowly. Break it down word for word mentally referencing the terms and concepts you learned to read it. Again, slow down. Breathe. This is a reading comprehension test, and they will try to confuse you intentionally. Realize this isn’t the end of the world and you can achieve it, if not this time, the next, but do not hold negative feelings about yourself or your ability to think. THIS IS A TEMPORARY SITUATION, and you will overcome it like anything else in life. Don’t get discouraged thinking this is the end. Dissect the questions like I do in my explanations for why the right answers are right and wrong, wrong. (If you go back through your quiz attempts I have authored in depth explanations as to just this and they can be printed to study the logic https://spruceschool.link/reviewquiz ) Sometimes slowly reading the answers can help eliminate wrong choices. There’s a lot of comprehension that’s going to come about when you slow down. Pretend you’re not in a test. Pretend this a personal challenge and go slow.
Being able to read new questions online (or anywhere) is important because you’re experiencing wordings never seen before, and you’re testing yourself on how well you’re reading them. Prioritize READING the question over jumping at the answer. First understand what you’re reading.
When you can see new wordings of questions while studying and preparing to test and know what they’re asking that’s a great indication that you have reached a better level of understanding. Reading comprehension is the biggest skill for this exam.

Yes and no. The answer varies based on what you want to do within property management. For example, if you only work under one owner and are paid as an employee then you are exempt of needing a WV real estate license. Make note of the statement “paid as an employee”. If you haven’t taken the class, you might not fully understand what that means. Most individuals are independent contractors and not paid as employees. Usually, you are paid by commission or some reward for performance. If that is the case, you need licensed to receive things in that way. That said, if you want to be paid in commissions based on performance you need to be licensed. If you are content with the structure of an hourly rate regardless of performance and have a property owner that wants to pay you like that then you do NOT need a license. It’s the details of where you plan to manage properties that determine if you are legally permitted to do that. The simple way to remember is mostly this rule. If you get paid hourly, at a fixed amount regardless of performance and you are working for ONLY ONE entity then it is ok without a license. If you want paid (or the owner wants you paid) by commission FOR how well you do then you need a license. There honestly would be plusses and minuses to each situation and it will be dependent on both the owner of the property and your personal desires and goals in the industry. I will say that many apartment and condo owners who use property managers often enroll their employees in our classes so that they get licenses lined up for the future. They might start out as paid a fixed amount and don’t have a license but want to later have options that are legal for rewarding the property manager.

A prerequisite of testing at the government level of licensure for a real estate license in WV is you must take an approved 90 hours of education. That said, you can’t just study on your own. Our class is approved by the West Virginia Real Estate Commission and ARELLO, a global regulator of real estate licensing educators to validate that the content you are provided with is good content. It is a required step in what is needed to go on to be licensed in West Virginia. That said, there are other courses that provide the legal requirement so I’m not saying you must take the Spruce course, but you would have to take some other approved course for the state of West Virginia.
Be careful shopping for courses online as you do want to make sure the provider is approved in West Virginia for what they are trying to offer. If they are not and you purchase a course for less than the required 90 hours of education or their course, simply isn’t approved by both the WV real estate commission and ARELLO you’re throwing your money and time away. Your enrollment term is for one year from when you signed up. We have to pay a lot of 3rd party services to make the class function and those services use each student enrolled to calculate what we owe. No, the course cost covers everything within the class and related to Spruce School of Real Estate. We provide the educational resources via online video, quiz banks, study guides and a textbook. The test for license is provided by a 3rd party testing facility under contract with the West Virginia Real Estate Commission. That testing facility is it’s own entity and called Pearson Vue. The price of their testing is currently $55 a test portion and there are TWO test portions. One for the state real estate content and one for the national real estate content. We provide all the info to test in these areas but we do NOT provide the actual licensing test. That would be Pearson Vue.
