West Virginia Real Estate Exam Prep
This is your West Virginia real estate exam prep guide. The WV real estate exam is a two-part computer test run by Pearson VUE for the West Virginia Real Estate Commission. Below, you will find what is on it, how hard it really is, what it costs, and how Spruce students get ready for it — in plain English, from a school that has been doing this in West Virginia for more than 30 years.
What is on the West Virginia real estate exam
The exam has two parts, and you have to pass both. First, the national part covers the things every agent in the country needs to know: contracts, agency, financing, property ownership, math, and fair housing. Second, the West Virginia part is about our own license law — the WV Real Estate License Act and the Commission’s rules. In addition, each part has 5 to 10 unscored pretest questionsPearson VUE mixes in a few brand-new questions to test the questions themselves. They do not count toward your score, but you cannot tell which ones they are, so treat every question as real. mixed in.

How hard is the WV real estate exam?
Honest answer: it is a real test, but it is very passable if you studied the right things. After 30 years of West Virginia real estate exam prep and watching students take it, we see the same two trouble spots over and over. In short, it comes down to these two:
- Real estate math. Not hard math — percentages, commissions, prorationsSplitting a cost like property tax or rent between buyer and seller based on who owned the home for which days. It is division and multiplication, nothing more., loan payments — but it is math most adults have not touched since high school. We fix that with step-by-step walk-throughs like Real Estate Math Walk-Through, Part 1 and Promissory Note Math.
- West Virginia law. The state part asks about the actual WV license law. National courses give you a thin “state supplement.” We wrote the WV Real Estate Law Code Bible, which puts the official law side by side with a plain-English explanation of every section.
People who fail usually did not fail because they are not smart. Instead, they failed because their course was built for 50 states and left West Virginia for last. Real West Virginia real estate exam prep has to cover both parts, and that is where a WV school earns its keep.
How Spruce teaches West Virginia real estate exam prep
Lead instructor, Spruce School of Real Estate
I’m here to teach you, not judge you.
A quiz is not the same thing as a lesson. Yet to get your license, you have to show what you know on a test. My job is to help you connect those two things.
You bring years of life with you: work, bills, homes, and deals you’ve made. Don’t think you’ve made deals before? Negotiated anything? Let me show you how you have. Do you have kids? Have you ever worked with other people? That is where I start. We use pictures, plain words, and real-life examples to make sense of the real estate terms. Then we look at how a test asks about those same ideas. I help you see what the question means, what it is asking, and how to work through the choices. We’re not here to guess our way through. We’re here to learn it and show what we know.
You actually know more than you realize. Let me show you how.
— Billy
Practice tests in the same format as the real WV exam
Every quiz bank in the Spruce course was designed to mimic the Pearson VUE testing center: the same style of question, the same four choices, the same way of asking. That is the heart of West Virginia real estate exam prep at Spruce. As a result, by the time you finish, you have spent 90 hours answering questions in the exact format you will see on test day.

No format shock
Test anxiety is bad enough on its own. Therefore, you should not also be meeting a brand-new style of question for the first time at the testing center. Our students have already seen it hundreds of times.

Cool as a cucumber
When the real exam loads, it looks like what you have been doing for weeks. First, read the question, spot what it is really asking, work through the choices. Same routine, bigger room.

Spruce Step by Step: help on the exact question
Most courses mark you wrong and move on. Ours, however, carry a gold Spruce Step by Step button. Tap it and it teaches that one question: a real-life picture first, then plain words, and finally how the test is asking about it. “You actually know this. Let me show you how.” You will not find that in a 50-state course.
Then the One-Day Review
After your course, the review pulls the whole 90 hours together into the topics the exam actually tests. Best of all, it is included. No add-on, no upsell.
Included with every Spruce enrollment
Exam prep is part of the course, not an add-on
National schools sell exam prep as a higher-priced bundle. At Spruce, West Virginia real estate exam prep is built into the WV real estate license course. When you finish your 90-hour course, the Spruce One-Day Review unlocks automatically — about 14 hours of focused review material covering both the national and West Virginia parts, at no extra charge.
In addition, you get the exam-format quizzes all the way through the course, our math walk-throughs, and a full year of course access so you can go back over anything before test day.
